Preparing your home for sale
  
A visually appealing home will attract potential buyers. It is important that the seller make sure his home has curb appeal to encourage buyers to stop and view the home. Following is a simple check list to insure your home shows well.

• Keep your grass cut, edged, and green 
• Remove any clutter from your yard
• Trim hedges
• Keep flower beds and gardens weed-free
• Wash steps, windows, railings, doors, etc
• Paint and repair if needed
• Remove unnecessary clutter from garages

If your home is visually appealing on the outside, it will attract potential buyers inside, but it is equally important that the home's interior is pleasing also. This can be simply accomplished by:

• Keeping the home clean and clutter free
• Remove personal effects like photos, trinkets, etc., so as not to distract buyers from viewing your home's own features
• Shampoo carpets and mop all floors
• Clean tubs, toilets, showers and hang fresh towels
• Oil squeaky doors
• Finish all home improvements that were started
• Paint with neutral colors and repair minor defeats
• Turn on inside and outside lights
• Have soft music playing
• Make sure the house smells good
• Keep pets in separate area
• Open shades and draperies to allow natural light in
• Open all doors inside home for an inviting appearance.

When buyers are previewing your home, they will be more comfortable and willing to spend more time looking when you are not present. If you must be there, be as unobtrusive as possible and let your agent do the work.
